Taxable income versus real cash flow

My accountant made my income look tiny. Now what?

3 minute read

Tax strategy and loan qualification pull in opposite directions. Write-offs lower your taxable income, which is exactly the number most conventional underwriting reads.

So a business can be genuinely healthy while the tax return shows very little. Nothing is wrong — the two documents are answering different questions.

If taxable income is too low to qualify for what you want, many lenders allow cash flow from 12 or 24 months of bank statements as an alternative to conventional underwriting. Deposits are typically adjusted by an expense factor rather than counted in full.

These are not loopholes. They usually price higher than conventional loans and the rules vary a lot by lender, so verify terms with the actual lender before planning around them.

Why this matters

Knowing this exists changes the conversation from “I don't qualify” to “I don't qualify that way.”

What to do with this

  • Decide, before tax filing season, whether the next two years are about lower taxes or about borrowing.
  • If borrowing is the goal, ask lenders about bank-statement programs and what deposit history they want.
