Debt and borrowing capacity

How much debt is too much to qualify?

3 minute read

Underwriters generally compare your counted monthly debt payments, including the payment on the new loan, against your qualifying gross monthly income. That ratio drives how much they will lend.

What counts is the required monthly payment, not the balance. A $20,000 card at a $250 minimum can hurt capacity more than a much larger loan with a small payment.

So the highest-leverage cleanup before an application is usually the small balances with disproportionate minimums, not the biggest number on the page.

Rough debt-to-income

Counted monthly payments, including the new loan, against qualifying gross monthly income. Lender rules vary — treat this as directional.

Why this matters

Paying the wrong debt before applying can waste your entire cash cushion and change nothing about approval.

What to do with this

  • List every monthly payment a lender would count, then estimate the ratio with the new payment included.
  • Before you pay anything down, ask which payoff moves the ratio most per dollar spent.
