Getting ahead

Buy a home, keep it, rent it, repeat

Can I build rentals just by moving every couple of years?

2 minute read

You buy a home to live in. After a couple of years you buy another home to live in and rent out the old one. Repeat.

Owner-occupied loans usually have lower down payments and better rates than investment loans. That is the advantage.

Most owner-occupied loans require you to actually live there, often for at least 12 months. Confirm the rule with your lender.

The rent should cover the old mortgage, taxes, insurance and repairs. If not, you are paying to own it.

Why this matters

It is one of the lowest-cost ways for a regular earner to build a rental portfolio.

What to do with this

  • Before buying, estimate what the home would rent for later.
  • Keep reserves for each property you own.
  • Talk to a mortgage professional about occupancy rules and timing.
