Leverage

Leverage in real estate

Why does property build wealth faster for some people?

3 minute read

Real estate is the most accessible leveraged asset most people can reach: a bank will lend a large share of the purchase price against it, at long terms, secured by the property itself.

The returns come from more than one place at once — appreciation on the whole value, the loan balance falling from rent or income, cash flow if the numbers work, and tax treatment that varies by situation.

It is also where the multiplier bites. Vacancy, repairs, rate changes on variable debt, or a soft market all land on the same fixed payment. Cash-on-cash return, not the asset's gain, is the number that tells you the truth.

Same gain, two structures

What a move in value does to your own cash, unleveraged versus leveraged. Before interest, costs, taxes and risk.

Why this matters

The leverage is doing most of the work in the stories people tell — and most of the damage in the ones they don't.

What to do with this

  • Underwrite with vacancy, repairs and carrying costs included, not the brochure version.
  • Check what the purchase does to your future borrowing capacity before you commit.
