Income documentation
Why doesn't my income count?
3 minute read
Lenders do not count money you earn. They count money they can document in the form their guidelines accept.
For a W-2 employee that is usually straightforward: pay stubs, W-2s, sometimes a verification call. For anyone with variable income — self-employed, commission, bonus, tips, gig, rental — the lender generally wants a history and averages it.
Deposits in a bank account are not automatically qualifying income, and take-home pay is not the number they use either. Most calculations use qualifying gross monthly income under their own rules.
Why this matters
Most “why was I denied when I make good money?” stories are a documentation problem, not an income problem.
What to do with this
- Ask the lender exactly which documents they will use and for how many months.
- Keep income streams in clean, separate accounts so they are easy to evidence.
